Here’s what we’re seeing locally:

  • Motivated buyers are still out there — especially those hoping to close before year-end.

  • Interest rates continue to fluctuate, creating opportunities for strategic buyers and sellers.

🧡 Homeowner Tip of the Month: Pre-Winter Prep

Before the busy holiday season hits, take an afternoon to:

  • Clean gutters and inspect your roof for damage.

  • Test your heating system. Remember to replace your heating filter if you have not ran your system in some time.

  • Add weather stripping around doors and windows.

  • Refresh your front porch with seasonal décor and lighting for shorter days. We recently found some fun decor at Costco after one of my daughters soccer games.

A little maintenance now saves money and stress later.


🦃 Giving Thanks & Giving Back

Looking for ways to spread gratitude this month?
Here are a few local organizations making a big difference during the Thanksgiving season:

🦃 1. Foodbank of Santa Barbara County

Each November, the Foodbank runs its annual Turkey Drive, collecting fresh or frozen turkeys, chickens, and hams to help local families enjoy a warm holiday meal.
They also distribute fresh produce and groceries through community events across the county.

🧸 2. Teddy Bear Cancer Foundation

Serving families in Santa Barbara, Ventura, and San Luis Obispo counties, the Teddy Bear Cancer Foundation provides financial assistance, emotional support, and educational advocacy for families with children battling cancer.
During the holidays, they host Season of Hope, delivering gifts, meals, and comfort to families facing pediatric cancer.

🏠 3. PATH Santa Barbara (People Assisting the Homeless)

PATH provides interim housing, meals, employment programs, and case management to help individuals move from homelessness to permanent housing.
During the holidays, they organize volunteer meal service days, donation drives, and community outreach efforts.
